Perched atop the beautiful sunset coast of Lake Huron and surrounded by rugged bluffs and old-growth cedar forests, our  serviced lots are available on seasonal and all-season leases and are the perfect spot for your tiny home or trailer. With 1,000 feet of beach and 2.5 kilometers of on-site hiking trails, our mission is to prove that downsizing doesn't mean sacrificing the best things in life. In fact, we think downsizing makes the best things even better.

What is a tiny home?


Tiny homes are generally described as a self-contained home that are no larger than 500 square feet. They offer profound environmental and planning benefits. Those include preservation of farmland, decreasing the number of subsidized retirement home spaces and giving people off the grid housing options. As the move toward sustainable living generates more converts each day, the tiny home revolution promises to change the way we live in North America and Europe.




How much do True North Tiny Homes cost?


For Bluewater Village, a larger tiny home ready for a Canadian winter with proper amenities can be around $200,000. The price will depend on size and options chosen. For example, making it off-grid capable adds about $25,00 to the price of the home. Building the tiny house out out of steel studding (to make it lighter and able to be pulled by smaller vehicle) adds about $10,000.




How would you downsize your things enough to fit into a tiny house?


This is about living with what you need, and not with a lot of extra things. We have partners that will help you organize and get rid of the things that you don’t need. True North Tiny Homes also have a workshop specifically geared to simplifying your things and finding out what truly matters.




How much does it cost to live at Bluewater Village?


All community members pay the lease rate for their lot and an annual maintenance fee covering things like water testing, snow plowing, and other village maintenance. We're still in the process of determining the lease rates for our seasonal and all-season lots. Join our waitlist to be the first to find out when we release rates and availability.




What rooms are in a tiny home?


Pretty much the same rooms you'd find in a regular home! Most tiny homes come equipped with a master bedroom, three-piece bathroom, a full kitchen with bar seating, and a living room, as well as an outdoor patio. How do I move to Bluewater Village?


The first step will be to lease your all-season lot. Next, you'll need to purchase your tiny home. From there, it's just a matter of delivering your tiny home to the lot and getting it hooked up, which our friends at True North Tiny Homes can help with. And you're all set!




Can I camp at Bluewater Village?


We currently don't allow overnight camping at Bluewater Village. This is something we are considering for the future, however. Join our waitlist to be the first to hear if we open up for overnight camping!




Can I park my RV or travel van at Bluewater Village?

What's there to do at Bluewater Village?


With 1,000 feet of beach on the coast of Lake Huron, over 2.5 kilometers of hiking trails on-site, and a thriving community, there's never a shortage of things to do at Bluewater Village. Swim, surf, paddleboard, kayak, canoe, or boat on Lake Huron. Hike on the many trails in the Goderich region. Head over to Goderich (just a 9 minute drive away) for an huge selection of restaurants, cafes, shops, museums, galleries, and loads of activites like outdoor concerts, and farmer's markets.
